Mahindra Lifespaces Launches ₹3500 Cr Rivenza Project In Pune’s Baner Annex

Mahindra Lifespace Developers Limited has launched a new housing project in Pune. The project is called Mahindra Rivenza, and it sits in Baner Annex, Mahalunge — one of the faster-growing parts of the city.

The company filed a press release with BSE and NSE on October 6, 2026, sharing all the details of this launch.

The Project in Brief

Mahindra Rivenza will be built on 13.46 acres of land. The total value of all the homes in the project — what is called the Gross Development Value or GDV — is approximately ₹3,500 crore.

The project will have 2 BHK, 3 BHK and 4 BHK homes. In the first phase alone, 1,236 units are being introduced.

Where It Is and Why That Matters

Baner Annex is close to two of Pune's biggest job areas — the Hinjawadi IT hub and the Baner IT hub. Many people who work in these areas look for homes nearby. Roads and other infrastructure in the area are also being improved, which is expected to make it easier to get around in the future.

This location makes Mahindra Rivenza a practical choice for working professionals who want to live close to where they work.

What Is Inside the Project

The project sets aside a large amount of space for open areas and facilities. Here is what is planned:

  • Total amenity space: 2.65 lakh+ square feet
  • Clubhouse: 44,000+ square feet — one of the largest in any township in the area
  • Green and landscaped open spaces: 9+ acres
  • Swimming pool with a sunken bar
  • Gymnasium, badminton courts, squash court, pickleball court
  • Cycling and jogging tracks
  • Library with a glass roof
  • Children's play area
  • Giant swings and stargazing hammocks

Green Building Certification

Mahindra Rivenza has already received a pre-certification of Gold from the Indian Green Building Council (IGBC). The project is also planned as a Net Zero Waste development, meaning it aims to produce no waste that cannot be reused or recycled.

Mahindra Lifespaces has been building only green-certified homes since 2014 and has said it plans to build only Net Zero homes from 2030 onwards.
